Roosevelt Place is a mixed use building 2 blocks from the marina and lake in the downtown McCall Central Business District, just down the street from the Alpine Playhouse, and a short walk to restaurants, shops, beaches & parks in downtown McCall. The building is zoned commercial, with a Conditional Use Permit (CUP) for the residence. The CUP runs with the land in perpetuity though there is not a requirement that the residence remain a residence. Zoning allows for many uses (permitted uses include Inn/B&B, professional offices, retail, multi-family, medical clinic, etc). The building is commercial on the ground floor streetfront with 17' high ceilings, and a 3440 sq ft home with a 1038 sq ft roof top deck (complete with Jacuzzi hot tub, barbeque, outdoor kitchen sink (hot & cold water) cabinet with granite countertop. Decking is Brazilian walnut, which is considered to be 4x more durable than Teak). Historically, small downtowns were made up of commercial space on the ground floor with living quarters above; a time tested model for a vibrant downtown core. This building is built with respect for the past, and to last generations; and the rooftop deck which provides a spectacular setting for private gatherings, events, and enjoying the lakeview jacuzzi, stunning sunsets, and holiday fireworks over the lake is likely one of the finest venues for entertaining guests in McCall. The interior finish is early colonial, and the building's exterior draws upon historic western downtown architecture.

This home was featured on the McCall Showcase of Homes home tour in 2009 and received rave reviews.

View from RooftopLive in town by the lake, walk to the beach, marina, farmer's market, coffee shops, restaurants; and enjoy a unique rooftop living space where one can enjoy the city lights, and views of the lake and mountains. This is a luxury home and commercial space in the resort town of McCall where one can have their boat in the marina, steps away, and walk to all the amenities of town.

Living RoomThe home features the primary living space on the third floor, with views of the lake & mountains, accessed by stairs or an alder paneled elevator. On this top floor is the living room, dining, kitchen, powder room, library, and master suite.

Master BathThe second level has a guest master suite with private balcony looking towards the lake, another bedroom with its own private balcony, and one more bedroom & bath, and laundry. There are 4 bedrooms and 3.5 baths in the residence total.

The residential garage is on the ground floor, does not face the street, and features an oversized (8'6” high by 18' wide) door of commercial grade with cedar facing. There is also a single car garage attached to the ground floor commercial space. The rooftop deck is accessed by stairs to a landing in the “stair tower” and is the only portion of the building not accessed by the elevator.

Street ViewThis building is also an “urban redevelopment” home & commercial space. It sits on land which, during the sawmill and logging era of McCall, was part of the industrial area bordering the railroad. What once was industrial is now urban downtown living and work space. Adjacent high quality townhomes are on the old railroad right of way. Urban renewal in this part of town has been a priority for city planners for many years. The location is also within the City of McCall Urban Renewal District. In 2008 telephone lines on Roosevelt Ave were placed underground, the road was re-paved and now includes a bike path, and the street's water line was upgraded to an 8” line.

GalleryThe fine art gallery which opened June 2008 is Three Forks Gallery was run by Bob and Linda Youde of McCall. The gallery is closed and a new commercial lease is in place with The Hub Mountain House, Inc. The Hub Mountain House is a coffee & tea house, Inn, and adventure center geared towards people with a passion for recreation. The commercial space has it's own streetfront entrance, bathroom, and rear entrance from the 1 car garage space.

Future uses of the building include a wide variety of retail type commercial uses in the commercial space. Many other configurations and/or uses are allowed within the Central Business District zoning.

The design, and plan is the result of great teamwork between the current owner and Jevon Truex of Network Architects (634-3343). Fernand Geneau of Payette Builders (634-9477), Inc is the craftsman contractor who turned the vision for this building into reality. All are available for comment.
